7 Steps to sell your home fast: how to sell at the highest price

It’s spring time and people are selling their home.  Spring is a great time to list your home because the weather is usually warmer and puts buyers in the mood to search for homes.  When preparing to sell your home you want to bring you’re A-game and be realistic when pricing. For those who are thinking about selling their home, here are 7 steps to sell your home fast.

Step 1-  Market Analysis
Visit your neighborhood open houses to keep up with the preferences in your local market. Then compare your home to what’s on the market to help you gauge your list price.

Step 2- Timing: Spring & Early Summer
The marketplace has more activity during the spring and summer because parents want to prepare to enroll their children in school for the next school year and quite frankly, the weather is nice…good weather puts buyers in a good mood and wanting to look at homes.  I emphasize on early summer because many families would prefer to be settled in before the first day of school.

Step 3-  Home improvement
Improvements should be made so that the property shows well and reflect the immediate market demand.  Many prospective buyers today want move-in-ready homes. Cosmetics help your home show better while mechanical should ensure a smooth and successful inspection. 

Step 4-  Clean and de-clutter
Whether vacant, staged or fully furnished make sure your home is odor free, dust free and clean enough to bling.  There should be a place for everything and everything in its designated place.  Please don’t have your audience feeling like they are on an episode of Candid Camera or Punk’d while viewing your home photos.  The market does not wish to see your Viagra and KY bottles along with freshly used damp linens in the bathroom, just saying!  “Hotel-ify” your home and put away all personal items.

Step 5. Absolutely positively take professional photos
While smart phones take fabulous pictures, it’s not the same as a professional photographer. Taking pictures of the same room from four different angles is not a good move and the right lighting and angle can make or break a photo. Each listing is allotted only 30 photos, make them count! 

Step 6.  Be realistic and reasonable with pricing
For the most part, the market determines the selling price of your home.  Unless you have Neverland Ranch in the backyard, price your home according to your immediate market.  Buyers want updated and move in ready homes.  If updating would be required, then they want it priced accordingly. Overpricing could result in less traffic, and longer DOM (Days on Market).  The 1st two weeks on the market are the most critical, therefore price it to where your buyer will stop in fall in love and submit an offer right away.  List it to sell rather than sit!
