Just SOLD in Waldorf, MD: New Construction, the process before the promise!

Sometimes, the home you want just isn’t on the market, and you don’t have time to waste. After showing my clients pre-owned homes, they expressed their desire for more spacious and yummy real estate. By yummy, I mean spotless, new, and fabulously updated. After an extended search, I decided to explore new construction sites to fulfill their needs.

We viewed several new construction properties, and while my clients were interested in these model homes, they weren’t exactly smitten. Finally, we decided to stop by MI Homes’ very own Scotland Heights. This subdivision is snuggled midway between Indianhead Highway (MD 210) and US 301 and near the intersection of Berry Road and Bunker Hill Road.

My buyers were impressed with this model, especially the master bedroom and bathroom. It is the definition of yummy. The kitchen is new and expansive, with a classic color palette throughout. The home met all of their needs, including ample closet and storage space. After learning there was only one similar inventory property* available for sale, they opted to submit an offer on the spot.
*In new construction jargon, an inventory property is a property that is already in the process of being built. The foundation has been poured and construction is moving right along. In some cases, the details (carpet, cabinets, flooring and fixtures) have been pre-selected. Depending on your timing of submitting an offer, you may still have time to personally select your details.

After 6 weeks of construction the process was complete, yielding the promise: a beautiful new home and happy clients.

Just SOLD in Cedmont: from yucky to yummy!

4410 Parkmont Ave is a beautiful home located in the Cedonia neighborhood in northeast Baltimore. This property is a refreshing find with contemporary updates throughout and feels like the quintessential place to call home. The neighborhood of Cedonia is mostly residential and consists of several smaller communities including Cedmont, Frankford, and Cedonia. Specifically, it’s east of Belair Road and above the lovely Herring Run Park, just within the city limits. guerilla agent Tomeka Givens recognized its charm, connected her client, and closed on the sale for $210,000.

In the Fall of 2015 after only hours on the market, this bank-owned property was sold to an investor for $72,450 and transformed from yucky to yummy in a matter of weeks. Arriving at yummy status, this brick front beauty has an updated kitchen with granite countertops, ceramic tiles, 42” cabinets & stainless steel energy star appliances.

The bathrooms include new vanities, new toilets, whirlpool jet tubs & ceramic tiles. The original hardwood floors are stunningly refinished; and recessed lights throughout the home provide an elegant atmosphere.

The basement is fully finished with ceramic tile floors.

Finally, there’s a driveway alongside the home leading to the spacious backyard complete with a large deck and a multi level, two-car garage.

Close by is the lush Herring Run Park, originally envisioned by the Olmsted Brothers in 1904. It serves as an oasis in the city, providing hiking and biking trails, natural springs, fishing, playgrounds, a basketball court, and picnic areas. A warm day is the perfect setting to take advantage of this historic park and unwind with friends, family, or in complete solitude!
Tomeka showed her client numerous properties, and after viewing 4410 Parkmont Ave, he knew this was the one with no questions asked. Interested in something similar? Schedule an appointment with Tomeka today:
